Rental Policy Information


Reservations:

A valid credit card is required for all reservations. For payment, we accept cash, personal check, Visa, American Express and Discover. There will be a $50.00 surcharge on all returned checks.

Minimum Length of Stay:

Length of stay requirements vary depending on unit and season. We require a 3 night minimum during Ga/Fl weekend, Labor Day, July 4th and Memorial Day.

Cancellations:

Cancellations are required 30 days prior to arrival for daily and weekly reservations. Deposits will be refunded less a $100 cancellation fee when proper notice is given. Should cancellation occur one week prior to arrival full rent will be forfeited.

Deposits:

A deposit of 50% of the base rental amount not including taxes and fees, is required to secure a reservation. The remaining balance owed for daily and weekly reservations will be due on arrival. Daily and weekly reservations made within 30 days of arrival require payment in full at time of reservation. Full payment due on Ga/Fl weekend, Labor Day, July 4th and Memorial Day at time of reservation.

Refunds:

No refunds are granted for early departure, inclement weather, eviction, mechanical malfunction, or interruption of utilities. We will make every effort to ensure necessary repairs are completed in a timely manner.

Damages:

Each residence will be cleaned before arrival and upon departure. All damages must be reported immediately to the front desk. If an accident is not reported , repairs will be made at the guest's expense. Additional cleaning can be scheduled for an extra charge.

Taxes:

State sales tax (6%) and county hotel-motel tax (5%). Tax requirements are subject to change by state and local authorities.

Age:

One individual in each party must be at least 25 years of age and occupy the property during the entire reservation period.

Check-In & Check-Out:

Check-in time is 4:00 pm.
Check out is 10:00 am.

Pet Policy:

No Pets. Violation of pet policy will result in eviction and forfeiture of rent.

Smoking Policy:

No Smoking. Violation of smoking policy will result in eviction and forfeiture of rent. Plus $250 additional cleaning.

Occupancy:

Occupancy based on 6 people. Roll aways and baby beds are available at a fee of $10.00 per night. Management reserves the right of eviction and forfeiture of rent for violation of occupancy policy.

Rates:

All rates are subject to change without notice.

Pool:

Lifeguards are not provided. Guests are responsible for the safety of themselves, their children and their guests. Pool facilities are for the use of guests. Diaper age children are required to wear swim diapers when entering the pool. No discounts or refunds are will be issued for pool malfunctions or closure.

Parking:

Parking is limited. Allotment is decided on a first come first serve basis. Restrictions for vans, trucks, campers, boat trailers, etc.

Substitutions:

Management strives to comply with all reservation requests for specific residences. However due to changes in residence ownership, mechanical malfunctions, or other unseen circumstances, we cannot guarantee a specific rental property. We reserve the right to change assignments without notice or liability.
